Ballard Real Estate

Many residents of Seattle's Ballard community simply step outside to get a breath of fresh, salty air. That's because Ballard is bordered by both the Puget Sound and Salmon Bay. Water has played a significant role in Ballard's development through the years and continues to be a source of industry and recreation today.

In the mid to late 1800's, Scandinavian immigrants comprised the bulk of Ballard's population, which now numbers nearly 18,000. Although the demographics have diversified to include seniors, singles, and families, the early roots of Ballard can still be seen in the older neighborhood architecture.

Because Ballard is just minutes to the downtown Seattle core, Ballard real estate is in high demand. Tiny houses in need of updating start in the high $200,000's and rapidly go up from there. Condominium construction is rampant in Ballard; this is an effort to supply affordable housing options to the increasing population. The average home or condo sold for $407,832 in February 2006.

Homes and condos on Shilshole's Seaview Avenue have commanding views and expensive price tags. This area of Ballard real estate is close to the popular Shilshole Bay Marina, which provides moorage for more than 1,500 boats, has a public fishing pier, and over a mile of public promenade to absorb the beauty of the Puget Sound and Olympic Mountains.

Another waterfront attraction in Ballard is Golden Gardens Park. Sunbathers hang out on the sandy beach and build bonfires at sunset that burn until the wee hours of the morning. A boat launch and off-leash dog area add to this park's appeal.

Ballard also has a robust business district with an eclectic variety of shops, restaurants, and music venues. This, added to its maritime pursuits and close proximity to the freeways and downtown, will continue to make Ballard real estate a top pick among Seattle residents.
